In September, Bend's median home price held close to where it was a year ago, and Redmond's late-summer dip looks more like a change in which homes sold than a drop in value. I am Sherrene Hagenbach-Winters, a Realtor with eXp Realty Oregon in Central Oregon. Here are the newest numbers I could source, in plain words.

What was the median home price in Bend in September 2026?

Bend Property Source reported a September 2026 median of $759,000. That is up from $747,000 in August and close to the $762,000 median of September 2025. In other words, Bend prices were roughly flat over the year.

Did Redmond home prices drop?

Fresh Real Estate Co. reported Redmond's median moving from $525,000 in July to $480,000 in August 2026, with 44 closed sales in August. They noted that the change mostly reflects which homes sold that month, not a real decline in what homes are worth. I agree that one month in a smaller market can swing a lot.

Why do monthly home price numbers change so much?

A median only describes the homes that happened to close that month. If a few larger homes sell, the number goes up; if more smaller homes sell, it goes down. Different sources also measure differently, so their numbers will not match exactly. Looking at several months together, and at your own neighborhood, tells you far more than one headline.

What does this mean for me?

If you are selling, price to the homes that recently sold near you, not to a citywide average. If you are buying, a steady market gives you time to compare and negotiate. Nobody can promise a price or a date, but a comparative market analysis for your street turns these numbers into a real plan.
