This fall, Central Oregon buyers have more homes to choose from than in the tightest years, and prices depend a lot on which town you are in. I am Sherrene Hagenbach-Winters, a Realtor with eXp Realty Oregon in Central Oregon. Here is a plain read of the latest local numbers I could source, and what they mean if you are buying or selling.

What is the median home price in Bend and Redmond?

According to an August 2026 market report from Beacon Appraisal Group based on MLS data, the July 2026 single-family median was about $780,000 in Bend, with 187 homes sold, and about $525,000 in Redmond. Other sources measure differently (all home types, or a six-month average), so their numbers will not match exactly. That is normal, and it is why I always look at more than one source.

Is Central Oregon a buyer's or seller's market right now?

The same report showed about 3.5 months of inventory in Bend and about 4 months in Redmond. Months of inventory means how long it would take to sell every home on the market at the current pace. Numbers in this range give buyers more room to compare and negotiate than the very low inventory of recent years. It still varies by price range and neighborhood, so the answer for one home can be different from the headline.

What does this mean if I want to buy?

More choice means time to look closely. Get your financing lined up first, tour in more than one town, and ask what each home has sold for before. Inspection and negotiation matter more when you are not racing ten other offers.

What do these numbers mean if I want to sell?

Buyers are comparing, so your home has to show well and be priced to the market it is in today, not the market of a few years ago. A comparative market analysis for your street is the best guide. Nobody can promise a price or a date, but a clear plan gives you real options.
