Golf Course Lot or Mountain View Lot: How Do You Choose in a Central Oregon Resort?

It comes down to how you want to spend your days. A golf course lot puts the game and open green space right behind you. A mountain view lot gives you the Cascades from your kitchen window. I am Sherrene Hagenbach-Winters, a Realtor with eXp Realty Oregon in Central Oregon, and I help buyers weigh this choice in resort and lifestyle communities all the time.
Is a golf course lot a good choice?
It can be, especially if you play often. You get green space behind the home and a short walk to your tee time. The tradeoffs: golfers passing by, mowers early in the morning, less privacy in the backyard, and the occasional stray ball. Stand on the back patio during a busy morning and see how it feels.
What should I check on a mountain view lot?
Ask whether the view could change: an empty lot in front that could be built on, or trees that will grow. Visit at sunset, because that is when the view earns its keep. Check how the wind and the afternoon sun hit the main living spaces, since west-facing glass can get warm in summer.
What about skiing in winter?
If skiing at Mt. Bachelor is part of your plan, think about the drive as well as the lot. A garage with room for skis and boots and a driveway that is easy in snow matter more than you might expect. Drive the route once in winter conditions before you decide.
Do golf course and view lots cost more?
Where a home sits within a community often affects its value. Rather than guess, ask your Realtor to pull comparable sales for the exact kind of lot you are considering, and ask the HOA what rules apply to views, fences and landscaping.
