What Home Features Matter Most for Central Oregon's Four Seasons?

Central Oregon has four real seasons, so the best home here is one built for snow in January and bright, dry heat in August. I am Sherrene Hagenbach-Winters, a Realtor with eXp Realty Oregon in Central Oregon, and I grew up working alongside my father's custom home construction company. These are the features I look at first when someone is relocating here.
What should I look for in a home for Central Oregon winters?
A garage you can actually park in, so you are not scraping ice every morning. A heating system with a recent service record. Good insulation and windows. A roof in good shape, and a driveway that is manageable when it snows. Ask the seller how the home heats and what a winter of utility bills has looked like.
What matters in a Central Oregon summer?
The sun is strong here. West-facing glass can make rooms warm in the afternoon, so look for shade, overhangs or window coverings, and a way to cool the home. Outside, landscaping with rock, native plants and space between dry brush and the house is easier to care for and better in fire season.
What about spring and fall?
These are the seasons when water moves. Watch how snowmelt and rain drain away from the foundation, and check gutters and downspouts. A covered entry or mudroom earns its keep when the ground is wet.
Should I get an inspection on a newer home?
Yes. Even a newer home benefits from a look at the roof, heating, ventilation and drainage. It is the best money you will spend before you move.
