Which Home Features Make Life Easier After You Downsize?

After a downsize, the features that make the biggest difference are simple: everything you need on one level, a shower that is easy to step into, a yard that does not eat your weekends, and storage that fits what you kept. I am Sherrene Hagenbach-Winters, a Realtor with eXp Realty Oregon in Central Oregon, and I grew up around my father's high-end construction company, so I notice these details on every tour.
What features should I look for when downsizing?
Start with the layout. Single-level living, or at least a main-floor primary suite, means the stairs are optional. Look for wide hallways, lever door handles, good lighting and a garage entry without a lot of steps. These are small things on a tour and big things on a Tuesday.
Is a walk-in shower worth it?
For many people, yes. A walk-in shower with a low curb or none at all, a built-in niche or bench, and a handheld shower head is easier to use every day than climbing into a tub. If the home you love has a tub, ask a contractor what a conversion would involve before you write it off.
What kind of yard is easiest to keep in Central Oregon?
Native landscaping with juniper, sage, grasses and rock usually needs less water and less weekend work than a big lawn. Many resort and lifestyle communities also handle some exterior care, so ask what the HOA covers and get it in writing.
How much storage do I really need?
Enough for what you are keeping, and not much more. Before you tour, make a short list of the big items coming with you: the dining table, the bikes, the golf clubs, the holiday boxes. Then look for a place for each one. A good garage or a walk-in pantry can matter more than an extra bedroom.
