In late October 2026, Bend had about 695 single-family homes for sale and about 3.4 months of supply. That is enough choice for buyers to compare, while well-priced homes still sell in about five weeks. I am Sherrene Hagenbach-Winters, a Realtor with eXp Realty Oregon in Central Oregon, and here is what those numbers mean in plain words.

How many homes are for sale in Bend?

Ryan Realty reported 695 detached single-family homes for sale with a Bend address as of October 21, 2026, with a median asking price of $849,000. Asking prices are not sale prices, so expect closed sales to land lower.

What does 3.4 months of supply mean?

It means that at the recent pace of sales, it would take about 3.4 months to sell every home on the market. That gives buyers some room to look and compare, without being a slow market.

How fast are Bend homes selling?

The same report said the typical home went under contract in 35 days over the last 90 days. Homes that are priced right and show well tend to go faster; the rest sit longer.

What does this mean for me?

Buyers have time to tour, compare and negotiate. Sellers do best by pricing to recent sales nearby and preparing the home well, because buyers are comparing. Nobody can promise a price or a date, but a comparative market analysis for your street turns these numbers into a real plan.
